Just licensed in California? Your first steps as a new salesperson
Congratulations on passing. Here is what California expects from you next, checked against the state's own rules.
In California your entry-level license is called a salesperson license, issued by the California Department of Real Estate (DRE). These are the deadlines and rules that matter in your first months.

Your first steps in California
Get active under a broker
You can hold a salesperson license without a broker, but you cannot do anything that requires a license until a responsible broker employs you.
Put your post-licensing deadline in your calendar today
None. California has no separate post-licensing course; your next education requirement comes at your first renewal.
Plan your first renewal
Four years after licensing, with 45 hours of DRE-approved continuing education: separate 3-hour courses in ethics, agency, trust fund handling and risk management, a 3-hour interactive fair housing course, a 2-hour implicit bias course, at least 18 hours of consumer protection, and the rest in consumer service or consumer protection.
Sort out insurance, MLS and association membership
E&O insurance: Not required by the state rules we checked. Many brokerages require it or include it in their fees, so ask yours before you sign. Joining the local Realtor association and MLS is usually through your brokerage and comes with its own fees, so budget for them before your first deal.
Set up your brand before your first client calls
Clients will look you up. A professional bio, a simple website and a Google Business Profile go a long way. Our free agent bio generator and first-year cost calculator can help you plan it.
The one new agents most often miss: First-time renewers cannot use the 9-hour survey course that later renewals can. Each mandatory course has to be taken on its own, and the fair housing course must include an interactive part.
