Just licensed in Georgia? Your first steps as a new salesperson

Congratulations on passing. Here is what Georgia expects from you next, checked against the state's own rules.

Your first steps in Georgia

1

Get active under a broker

An active salesperson must be licensed under one, and only one, active Georgia broker. You may not start brokerage work until your broker has received your wall certificate.

2

Put your post-licensing deadline in your calendar today

25 hours of post-license education, due within one year of your license being issued. If you miss it, your license lapses. Getting it back is limited and comes with fees, and after five years lapsed you would have to apply as a new applicant.

3

Plan your first renewal

Every four years, on the last day of your birth month, with 36 hours of continuing education including at least 3 hours of license law.

4

Sort out insurance, MLS and association membership

E&O insurance: Not required by the state rules we checked. Many brokerages require it or include it in their fees, so ask yours before you sign. Joining the local Realtor association and MLS is usually through your brokerage and comes with its own fees, so budget for them before your first deal.

5

Set up your brand before your first client calls

Clients will look you up. A professional bio, a simple website and a Google Business Profile go a long way. Our free agent bio generator and first-year cost calculator can help you plan it.

The one new agents most often miss: The 25-hour post-license deadline falls one year after licensing, long before your four-year renewal, which is why it is easy to forget.
