Just licensed in New York? Your first steps as a new salesperson

Congratulations on passing. Here is what New York expects from you next, checked against the state's own rules.

Your first steps in New York

1

Get active under a broker

A New York salesperson must be associated with a sponsoring broker. You also need a sponsoring broker to be eligible to renew.

2

Put your post-licensing deadline in your calendar today

None. New York has no separate post-licensing course; your next education requirement comes at your first renewal.

3

Plan your first renewal

Two years after licensing, with 22.5 hours of approved continuing education, including 2 hours of cultural competency, 2 of implicit bias, 2.5 of ethical business practices, at least 1 on recent legal matters and at least 3 on fair housing and discrimination.

4

Sort out insurance, MLS and association membership

E&O insurance: Not required by the state rules we checked. Many brokerages require it or include it in their fees, so ask yours before you sign. Joining the local Realtor association and MLS is usually through your brokerage and comes with its own fees, so budget for them before your first deal.

5

Set up your brand before your first client calls

Clients will look you up. A professional bio, a simple website and a Google Business Profile go a long way. Our free agent bio generator and first-year cost calculator can help you plan it.

The one new agents most often miss: There is no grace period. You cannot practice on an expired license, and if it stays unrenewed for two years you have to pass the state exam again.
