Your first steps in Pennsylvania

1

Get active under a broker

You cannot even apply for a salesperson license until you have an employing broker, who agrees to supervise you. Your license is sent to the broker's main office.

2

Put your post-licensing deadline in your calendar today

None as a separate course. Instead, your first renewal requires a specific 14-hour set of new-licensee continuing education modules.

3

Plan your first renewal

Licenses expire May 31 of every even-numbered year. At your first renewal you complete the new-licensee modules: a 7-hour general module plus a 7-hour residential or commercial module. Later renewals need 14 hours each two-year term.

4

Sort out insurance, MLS and association membership

E&O insurance: Not required by the state rules we checked. Many brokerages require it or include it in their fees, so ask yours before you sign. Joining the local Realtor association and MLS is usually through your brokerage and comes with its own fees, so budget for them before your first deal.

5

Set up your brand before your first client calls

Clients will look you up. A professional bio, a simple website and a Google Business Profile go a long way. Our free agent bio generator and first-year cost calculator can help you plan it.

The one new agents most often miss: There is no grace period. A license not renewed by May 31 expires, and you cannot practice until it is reactivated.
