Just licensed in Virginia? Your first steps as a new salesperson

Congratulations on passing. Here is what Virginia expects from you next, checked against the state's own rules.

Your first steps in Virginia

1

Get active under a broker

An active salesperson must work under the supervision of a principal or supervising broker. Without one, your license is inactive.

2

Put your post-licensing deadline in your calendar today

30 hours of post-license education, due within your first year of licensure. If you miss it, your license is placed on inactive status automatically until the 30 hours are done. Reactivating takes an application and a fee.

3

Plan your first renewal

Two years from the last day of the month your license was issued. No continuing education is required in your first two-year term; post-licensing applies instead. Later terms need 16 hours.

4

Sort out insurance, MLS and association membership

E&O insurance: Not required by the state rules we checked. Many brokerages require it or include it in their fees, so ask yours before you sign. Joining the local Realtor association and MLS is usually through your brokerage and comes with its own fees, so budget for them before your first deal.

5

Set up your brand before your first client calls

Clients will look you up. A professional bio, a simple website and a Google Business Profile go a long way. Our free agent bio generator and first-year cost calculator can help you plan it.

The one new agents most often miss: Post-license courses do not count as continuing education, and the 30-hour requirement applies even if your license is inactive.
