Privacy policy

What we collect, what we don't, and what happens when you click through to a school.

Plain version: we don't ask you for personal information, and we never learn your name, email address or payment details. We do use Google Analytics to count page views, so we can tell which state guides are worth keeping up to date. When you click through to a school, that school sets its own tracking so it knows the referral came from us — and from that point their privacy policy applies, not ours.

Information we collect

We do not ask you to create an account, and we do not request your name, address, phone number or payment details. There is no login on this site.

What we do collect is usage data through Google Analytics, described in the next section. It tells us which pages get read; it does not tell us who you are.

Analytics

This site uses Google Analytics 4, loaded through Google Tag Manager. It has been running since 31 August 2026. Before that date this site collected no analytics at all, and this page said so.

What it records is usage and device data: which pages you view and in what order, how long you stay, the site or search that sent you here, an approximate location worked out from your IP address, and your device, browser and operating system. Google assigns your browser a random identifier so that two visits from you are counted as one person rather than two. That identifier is not linked to your name, and we do not send Google any information that identifies you.

We use it for one thing: seeing which state guides actually get read, so we know which ones are worth keeping current. We do not use it to build advertising profiles, and we do not sell or share the data.

Google processes this data under its own terms. Google's privacy policy is at policies.google.com/privacy, and how Google uses data from sites that use its services is set out at policies.google.com/technologies/partner-sites.

If you would rather not be counted, Google publishes an opt-out browser add-on at tools.google.com/dlpage/gaoptout, which Google states works in Chrome, Safari, Firefox and Microsoft Edge. Blocking cookies, or using a tracker-blocking browser extension, has the same effect. Nothing on this site stops working if you do.

Affiliate tracking

When you click a link to a real estate school, that school — or an affiliate network acting for it — records that the referral came from this site, usually with a cookie or a URL parameter. That is how a commission is attributed if you go on to enroll.

This tracking is set by the school or its network, not by us, and is governed by their privacy policy. We do not receive your name, email address, or payment information from these transactions. What we receive is a notification that a sale occurred and the commission owed.

Cookies

Google Analytics sets two first-party cookies in your browser — one named _ga and one whose name begins _ga_ — which carry the random identifier described above. Google documents both as lasting two years. Apart from those, this site sets no cookies of its own; the other cookies you may pick up here come from affiliate attribution when you click through to a school, as described above. We do not use advertising cookies to build a profile of you or to retarget you with ads across other sites.

You can block or delete cookies in your browser settings. Blocking them will not stop you using this site, though it may prevent a school from attributing a referral — which affects us, not you.

Third parties

  • Netlify hosts this site and processes standard server request logs.
  • Google Fonts serves the typeface used here, which involves a request to Google's servers.
  • Google Analytics and Google Tag Manager measure how this site is used, as described above.
  • Affiliate networks and schools — including Impact.com and the schools listed on this site.

Your rights

California residents (CCPA/CPRA). You have the right to know what personal information is collected, to request its deletion, and to opt out of its sale. We do not sell personal information, and we do not share it for cross-context behavioural advertising. The analytics data described above is tied to a random browser identifier rather than to your name, so there is generally nothing held that we could connect to you as an individual. The most direct way to stop it being collected is the opt-out above; if you believe we hold something about you, contact us and we'll check.

Visitors from the EU and UK (GDPR). This site is aimed at people getting licensed in the United States, but if you visit from the EU or UK you have the right to access, correct, or request deletion of personal data, and to object to processing. The same practical point applies: apart from the pseudonymous analytics data described above, we hold nothing about you — and the opt-out above prevents that collection too.

Children

This site is intended for adults pursuing a professional licence. Applicants must be at least 18 in most states and 19 in a few. We do not knowingly collect information from children.

Data retention

Server request logs are retained by our host, Netlify, under their standard policy. Google Analytics data is held by Google for the retention period configured on the property, and the analytics cookies described above expire two years after they are set. We hold no database of visitors ourselves — we read the analytics as aggregate reports, not as records of individuals.

Changes to this policy

If we change how this site handles data — for example by adding an email newsletter — we will update this page and change the date at the top.

1 September 2026: added the analytics section above. Google Analytics went live on this site on 31 August 2026; until this update, this page still said the site ran no analytics.
