How to get your Delaware licence
Four steps to the licence — and a fifth, 90-day one that starts the day it arrives.
Complete the 99-hour course
Three hours orientation, 36 sales, 33 law, 24 mathematics and 3 review. You need 70 per cent on each of the mathematics, sales and legal sections of the course exam, and you can miss no more than four sessions — no more than two in any one subject.
Pass the exam with Pearson VUE
All pre-licensing education must be finished before you can test. Eighty scored national questions and forty scored Delaware law questions, four hours total, $88, passing score 70. Fail and you retake only the failed portion — but if you have not passed both parts within three attempts you retake the whole 99-hour course.
Get a broker of record to sign
Your application needs a Statement of Broker of Record signed by your employing Delaware broker, plus licence verification from every state or jurisdiction you have ever held a licence in. No fingerprints and no errors and omissions insurance are required — Delaware asks for neither.
Apply through DELPROS within six months
The application is online, costs $149 as a single fee, and once you start it you have six months to submit it. Retakes of a failed exam portion must happen within one year of finishing the pre-licensing education.
Then do 12 more hours in 90 days
Every newly licensed salesperson, other than those licensed by reciprocity, must complete four named three-hour modules within ninety days of the licence issue date. This is on top of the ordinary 21-hour continuing education, not instead of it.

Delaware's own fee schedule says "You are notified of the amount of the renewal fee at the time of renewal" — anyone quoting you a specific Delaware renewal figure is not getting it from the state. Can I take the whole 99-hour Delaware course online?
Yes, and this is the fact most pages have wrong. The Commission's rules state it directly: "The total 99 required salesperson pre-licensing hours may be taken through distance education." An older version of the rule capped online study at 60 of the 99 hours, and that cap is repealed — any page still repeating it is running on law that changed years ago. What the rules do require is that a self-paced course be ARELLO- or IDECC-certified and stay certified to keep its Commission approval, that asynchronous instructors hold the IDECC certification, and that the course exam be passed at 80 per cent. Pure postal correspondence is not enough.
How many hours of pre-licensing does Delaware require?
Ninety-nine, broken down in the Commission's rules as 3 hours of real estate orientation, 36 of real estate sales, 33 of real estate law, 24 of real estate mathematics and 3 of review. Note that Delaware's broker course is also 99 hours, so check which one a school is selling you.
What is the 12-hour new salesperson requirement?
Every newly licensed individual, other than those licensed by reciprocity, must complete four specific three-hour modules within ninety days of the date the licence was issued: professional standards for new licensees, agreement of sale and buyer representation, real estate documents and seller representation, and real estate professionalism. It is in addition to the 21-hour continuing education requirement, not a substitute for it, and it is included in the Commission's CE audits. Pages that describe it as something due at your first renewal understate how quickly the clock runs.
When does my Delaware licence expire?
30 April of an even-numbered year. The Commission's rule is unambiguous — "Licenses shall expire on April 30 of each even numbered year" — so the current period runs to 30 April 2028 and it is a common date for everyone, not two years from your issue date. Anything you read describing Delaware real estate renewal as odd-numbered years is probably describing Delaware appraisers, who are a different board on a different cycle. Late renewal is possible for up to thirty days with a 50 per cent late fee, but that grace period does not extend your CE deadline.
Do I need fingerprints, E&O insurance, or a high school diploma?
None of the three. Delaware real estate salespersons do not appear on the Division of Professional Regulation's list of professions requiring a criminal background check — appraisers do, salespersons do not — and there is no fingerprint step or fee on the application. No errors and omissions insurance provision appears anywhere in 24 Del. C. chapter 29, the Commission's rules, or the application checklist. And 24 Del. C. § 2907 sets no education prerequisite beyond the 99-hour course. Generic state templates insert all three; Delaware requires none of them, which materially changes your all-in cost.
