Where to take the 75-hour Georgia course
All three national schools sell Georgia pre-licensing and all three state the requirement correctly at 75 hours. Note that a Georgia instructional hour is 50 minutes, so 75 hours is about 62 and a half real ones.

How to get your Georgia licence
Five steps — and the two that cost money are both deadlines, not requirements.
Complete 75 instructional hours
A Georgia instructional hour is at least fifty minutes, so the 75 hours is roughly 62 and a half clock hours. The course final has to be proctored — GREC requires schools to provide proctors for all prelicense and postlicense final examinations, so no Georgia course is genuinely unsupervised end to end.
Get a certified criminal history report
Dated no more than 60 days before you apply, issued by the Georgia Crime Information Center. Most people obtain it from a sheriff's office or police department, and the price is set locally rather than statewide. If you have lived outside Georgia you also need an equivalent report from that state.
Pass the exam with PSI
The fee is $175. Georgia's state supplement is 52 questions. GREC's own candidate handbook publishes no time limit and no passing score — so treat any figure you see for those as unsourced, including ours: we have left them out rather than guess.
Apply within three months
This is the expensive one. Apply more than three months after the exam and you owe "a fee equal to two times the original application fee." Leave it past twelve months and you retake the whole exam. You can apply at the test centre 24 hours after passing.
Then 25 hours of post-licence education inside year one
Miss it and your licence does not go inactive — it lapses, and the rule requires you to surrender your wall certificate and pocket card to the Commission.

Do I have to live in Georgia to get a Georgia licence?
No, and this myth has a specific source. The statute's qualification list does say an applicant must "be a resident of the State of Georgia" — but the same sentence adds "unless that person has fully complied with the provisions of Code Section 43-40-9," and that section lets the Commission license "a nonresident of this state who is not licensed in such nonresident's state of residence" provided they meet the age, education and examination requirements. So a non-resident holding no licence anywhere can qualify from scratch. Non-residents affiliate with a Georgia broker and file a designation appointing the commissioner as their agent for service of process. At least one national school lists Georgia residency as a flat requirement on its Georgia page; it is not one.
What happens if I do not apply straight after passing?
It gets expensive quickly. Georgia gives you three months from the exam to apply at the normal fee. After three months the rule requires "a fee equal to two times the original application fee," and after twelve months you must retake the examination entirely. Most comparison pages mention only the twelve-month limit and miss the three-month price step, which is the one that actually catches people.
What happens if I miss the 25-hour post-licence course?
Your licence lapses. Georgia's language is unusually blunt: the licence "shall lapse, and the salesperson's wall certificate of licensure and pocket card shall immediately be surrendered to the commission." There is a narrow reinstatement route — six months to finish — but only if you had already enrolled in an approved course and paid for it before the twelve-month mark. Everyone else reapplies and pays penalty fees. Note also you cannot take the course too early: it must be completed no earlier than one year before your licence was issued.
Does Georgia require fingerprints?
Not usually. What Georgia requires is a certified criminal history report from the Georgia Crime Information Center, dated within 60 days of your application. Fingerprints and an FBI check are triggered only in two situations: an out-of-state report shows a record in another jurisdiction, or you cannot obtain the equivalent out-of-state report at all. Pages that list fingerprinting as a flat Georgia requirement are overstating it.
Can I take the Georgia course entirely online?
The instruction, yes — the Commission approves distance and computer-based courses, and no portion of the salesperson prelicense course has to be delivered live. Two conditions apply that schools rarely advertise: the final examination must be proctored, and a self-paced course has to genuinely teach to mastery, with ongoing diagnostic assessment tailored to the student, rather than being a page-turner.
Does Georgia require errors and omissions insurance?
No. There is no E&O section anywhere in Title 43 Chapter 40, and neither the rule on obtaining a licence nor the rule on maintaining one mentions it. The single insurance provision in the whole chapter is a fidelity bond requirement for brokers who handle community association funds, which is a different thing and does not apply to salespersons.
